5 Tips for Staging a Home With Kids:

If you're staging your house, here's how you do it when there are kids.

It can be difficult to stage a home when you have children. You might be ready to sell, but getting them to cooperate with you when you’re trying to take photos of the space can be challenging. Don’t worry, though, because we have the right property styling tips to help you out: 

1. Declutter

Before you can start staging your home, you have to identify the items you can let go of, including your children’s toys and clothes. Start with the items they no longer need or use. Then, decide on which ones you’re going to take to your new home. This will also save you time when it’s time to move. Do a step-by-step decluttering

2. Remove baby gear

When staging your home for a viewing, you have to make sure that your place is depersonalized. This includes all items that may indicate that you have kids, including high-chairs, diaper-changing stations, and bathtub toys. Remember, you want to target a wide range of buyers to consider your home. Showing baby items may cause displeasure for couples who don’t have children or have yet to get pregnant. These items can also take up space, which may cause buyers to feel claustrophobic. 

3. Remove children’s names

For the safety of your children, you should not display anything with their names. Remember, you are letting other people or strangers into your home, and you don’t want it to become an opportunity to put your children in harm’s way. 

4. Keep toys in children’s bedrooms

If it isn’t possible to remove all toys, make sure that these items can only be found in the children’s bedrooms. Any toys that may be found in the living or dining area may be seen as clutter. 

If you have an extra room in your home, you can convert it to a playroom, particularly if you’re trying to attract potential buyers based on the demographic in your area. For example, if your home is close to a school, you can stage a playroom to appeal to the homebuyer’s children. 

5. Stage children’s rooms

One of the important things to keep in mind about home buyers is their criteria. If they have kids, they would want to have a home where their children can have their own rooms. Given the scenario above, homes near great schools are often preferred by parents. It would be ideal to stage children’s rooms as a good selling point. 

Keep the essentials: Ideally, children’s rooms should not look and feel cramped. Avoid bunk beds, as they can make the room look small. Place a bed, a dresser, and a bedside table. If it’s a nursery, a diaper changing table may be kept in place. 

Simple decoration: Keep the decoration neutral and simple. The idea is that your potential home buyers should not be thinking about how they can update the decor once they move in. Instead, your decoration should indicate that they can use the space as soon as they move in. 

Add generous lighting: Parents prefer to have their children’s rooms with great lighting. While it is great to add a bedside lamp or overhead lighting, you can also shower the space with natural lighting by opening up the curtains. 

Staging home with kids can be challenging, but it’s definitely doable. Sometimes, it might be best to require the help of professionals.
